The New Short Sale Process:
Recently, major lenders have been offering cash incentives to homeowners to pursue short sales instead of letting them go into foreclosure. Not only have they increased their staff to ensure short sale applications are processed in a timely manner but they are also proactively reaching out to CDPE Advanced agents to assist homeowners who are delinquent in their mortgage.
Are you wondering why? It is because the major lenders who have a glut of bank owned properties are now more eager than ever to avoid foreclosure for their own benefit and for the recovery of the economy of the real estate market and the national economy.
The media has not caught on to this yet, however, agents who are in the trenches helping homeowners in distress have in one way or the other been contacted either by homeowners who were instructed by their lender to contact a CDPE agent to assist them to short sale their home.
Recently, I was contacted by a homeowner upon the advise of her lender. She was not approved for a modification. She asked me to help her short sale her home. She was very well informed and knew what she had to do because her lender had explained the process to her already. It was an easy process for both of us. We received an offer in a week's time and the lender was also proactive in the processing of the file. They offered her an attractive incentive and that softened the impact of losing her house.
