HAFA, short for Home Affordable Foreclosure Alternative is a program implemented by the Treasury in February 2011 to assist the countless homeowners who were in default with their mortgage.
The most important difference with HAFA against the traditional short sale is that you will not be responsible for the amount of the difference between your mortgage balance and the amount your house sells for. Additionally, you will receive a $3,000 relocation assistance upon the successful close of the short sale or deed in lieu of foreclosure.
The following are the eligibility guidelines, however, your lender has to qualify you for HAFA:
· You live in the home or have lived there in the last 12 months.
· You have a documented financial hardship.
· You have not purchased a new house within the last 12 months.
· Your first mortgage is less than $729,750.
· You obtained your mortgage on or before January 1, 2009.
· You must not have been convicted within the last 10 years of felony larceny, theft, fraud or forgery, money laundering or tax evasion, in connection with a mortgage or real estate transaction
